Real estate development of any type is challenging. You have to manage land
acquisition, environmental issues, utility availability and capacity constraints, roadway
improvements and traffic congestion, planning and design criteria, zoning and
governmental approvals, and public concerns. At the same time, you must secure
project funding, either through public or private sources.
For all these reasons, developers go to communities where there is infrastructure in
place or readily available; where there are public leaders and staff willing to assist
and guide developers through the local procedures; where economic incentives are
available; and most important, where there is one person, department and or individual
that is willing to act as the clearinghouse. A place where all information needed to get a
project done can be coordinated. In Huntington, Indiana, that place is Huntington County
United Economic Development Corporation (HCUED).
I have been involved in dozens of development projects in numerous communities, and
without question, HCUED ranks as one of the top organizations for providing developers
assistance and guidance. While HCUED never claims to have the answers to every
question, they certainly will work until they get the answer. They approved every
challenge presented to them with the mindset of “we should be able to find a way to get
that accomplished.” It is that kind of positive attitude that will continue to make
Huntington County a community where developers aspire to bring projects.
